Where special materials or products with shorter life expectancies are used, or high-maintenance designs that will necessitate increased levels of care are implemented (such as enhanced lighting columns or lanterns, drainage attenuation, trees and landscaping), payment of appropriate commuted sums will be required by the Highway Authority to cover the additional costs of future maintenance. This is in accordance with the Highways Development Construction Manual and the Essex Developers‘ Guide to Infrastructure.
